Pan Am Flight Simulator Building - Broad Run Office Building

 

The Broad Run Office Building was originally constructed by Hubert Construction in 2001, as a build-to-suit on behalf of our client, for the end user Pan Am International Flight Academy. Located near Dulles International airport, Hubert was the design build contractor, of this 53,000 square foot composite steel frame, with masonry veneer building. The building interior as originally constructed included offices, classrooms and a computer room/operations center in the front half, with the rear housing multiple flight simulators, in a finished warehouse bay. The simulator bays consisted of a multi-level catwalk system and an electrical room with two (2) 3000 AMP switchboards, two (2) hydraulic pump rooms, and eighteen (18) under-slab trenches to carry hydraulic and electrical lines to the simulators. The entire operation was controlled by a high-tech operations center interconnected with miles of cable.

Upon Pan Am’s decision to close the operation, Buchanan Partners, our original client, asked that we join the team to reposition the building. In 2006, Hubert Construction commenced pre-construction for the conversion of the building to office condominiums by participating in design meetings, evaluating constructability and providing estimating services we were able to insure that the owners financial and delivery goals were obtained. The construction scope consisted of the selective demolition of the building interior and removal and/or abandonment of systems associated with the simulator operation and the build-out of the office condo layout. The rear building exterior received a new punched aluminum frame window system allowing light into the former warehouse which received a new composite steel mezzanine deck, making the entire building two floors. The interior was divided into multiple finished office condo units, each with an electrical service and independently controlled HVAC system.
