Hubert Construction was hired as the design/build contractor for this retail build-out at the Brambleton Town Center. The client engaged Hubert, through the broker, to join the acquisition team in support of their effort to relocate an existing salon and spa. By meeting with the tenant at the existing facility Hubert was able to identify their requirements and developed a conceptual space plan and construction budget enabling Eclips to confirm their financial and square foot requirements for lease negotiations. As part of the lease negotiation Hubert reviewed the owners work letter advising the tenant of items that were not currently in place in the chosen space and ultimately resulting in the tenant realizing savings against what may have been spent against the build-out allowance. Upon lease execution Hubert’s consultants and subcontractors were put into motion, developing the construction/permit documents and acquiring the necessary permits allowing construction to commence only 30 days later. The 3,200 S.F. space with areas for shampoo, cutting, coloring, drying and spa services was delivered in 45 days, with the tenant taking advantage of a significant portion of remaining free rent.
