Hubert Completes Community Pool House in Landover, MD, Flex Building in Loudoun County, VA

Gaithersburg, Maryland, August 5, 2008…Hubert Construction of Gaithersburg, MD has completed a pool house for a Centex Homes subdivision in Landover, MD and a 57,500 square foot flex-office building in the Sterling Park area of Loudoun County, VA for First Potomac Realty Trust of Bethesda, MD. Contracts for the two projects totaled $6.9 million.
Sterling Park II Building 6B, located at 22400 Davis Drive in Sterling, VA, is a warm dark shell prepared for future occupancy, with six loading docks and two on-grade shipping and receiving docks. Hubert’s work included installing utilities, storm drainage, retaining walls, retention ponds, curbs, sidewalks, parking and landscaping for the 12-acre site. The building is constructed of 24-foot-high eight-inch-thick precast tilt-up concrete exterior panels. The interior consists of heated, lighted space with sewer, water, sprinkler system, and electrical rough-ins.
The Victory Promenade Clubhouse, located at 625 Touchdown Drive in Landover, MD, is a two-story 7,474 square foot pool house and community center. The lower level includes facilities for the existing outdoor pools including bathrooms, lifeguard office, pool equipment room, mechanical closets, vending room, and a lounge. The upper level has a business office, exercise room, kitchen, bathrooms, large community room, and Internet café, all opening onto a large outdoor terrace overlooking the pool area. An indoor-outdoor fireplace provides the upstairs level with a warm ambiance. Hubert faced significant challenges constructing the building and wheelchair access ramp on a very small site with multiple retaining walls.
