Hubert Converts Former Flight Simulator Building In Ashburn, VA to Office Condos
New Broad Run Professional Building Located Adjacent to AOL
Gaithersburg, Maryland, April 24, 2007…Hubert Construction of Gaithersburg, MD has begun full renovation of the former Pan Am Flight Simulator Building in Ashburn, VA for use as office condos. Located just across Broderick Drive from AOL Headquarters and just minutes from Washington Dulles International Airport, the new office condos at Broad Run Professional Building will provide business owners with state-of-the-art, well-located space in Northern Virginia’s Route 28 corridor.
The two-story square foot structure with its curved brick veneer façade and two-story atrium was developed by Buchanan Partners in 2001 as a build-to-suit training facility for Pan Am International Flight Academy (PAIFA), the largest independent provider of flight training services in the United States. Its cavernous ground floor was designed to accommodate up to eight full-motion multi-million-dollar flight simulators. PAIFA moved its flight simulators and personnel out of the building in November of 2006.
Hubert’s $4.1 million contract calls for extensive demolition including removal of the flight simulator hydraulic rooms and the building’s back wall. Hubert is constructing a new exterior wall with a façade matching the other three walls. By converting the 30-foot-high simulator bay into offices, Hubert will add about 15,000 square feet of useable space to the building. When completed in July of 2007, the resulting structure will have 66,423 square feet of space housing 30 office condos.
The renovation also includes replacement of all building systems including HVAC, plumbing, and electricity. The interior is being gutted and rebuilt, with the addition of four new restrooms. The existing atrium at the building’s entrance will remain intact.
Founded in 1998, Hubert Construction, LLC offers a full range of construction services including commercial office buildings, tilt-up, retail, small commercial, recreation facilities, interiors, and site infrastructure. Hubert Construction had 2006 revenue of $76 million and is projecting revenue of $85 million for 2007.
